Whalley listed as one of the top eight investment areas in Canada

Whalley has been named one of the top investment neighbourhoods in Canada by a realty firm and mortgage brokers.

On Thursday, Canadian Real Estate Wealth Magazine released its list of the top 100 neighbourhoods for investment in Canada.

Eight of those neighbourhoods are in B.C.

Extensive industry analysis and statistics were used in the report, including population, average home price, capital growth and vacancy rate.

Among the list of best B.C. neighbourhoods was Whalley, which experienced a boom in residential home prices last year ??almost 14 per cent. The average home price in 2012 in Whalley was $300,760, a figure that climbed to $342,230 this year.

Other B.C. communities that made the list (with no rankings given) were Castlegar, Fort St. John, Victoria, Lynn Valley, Kitimat, Terrace and the Grandview-Woodland area of Vancouver.

Across the country, while some traditionally booming markets in larger towns made the list, analysis uncovered several unexpected spots.

Smaller towns also made the list, from downtown St. John's, Nfld. and Bedford, Halifax, to Cold Lake, Alta.

The results are supported by the VERICO Network of Mortgage Brokers and RE/MAX of Western Canada

"As this report clearly shows, investment opportunities abound across Canada, both in bigger cities and smaller towns," said Elton Ash, Regional executive vice-president, RE/MAX of Western Canada.

"No longer are the big cities dominating the real estate investment landscape."

In addition to finding the right location for a real estate investment, finding the right financing is also essential to ensuring a good return on investment as it has a direct effect on profits.

John Kelly, chief operating officer of Verico Financial Group, noted mortgage financing is also key to getting ahead on housing investments.

"Investors should seek local expertise to navigate the mortgage funding process. Familiarity with the real estate and mortgage financing markets is the key to a sound investment strategy in these markets," said Kelly.

Paul Ryan?s tax reform plan, the Keystone XL pipeline, more offshore oil drilling, more drilling on federally protected lands, rewriting of ash coal regulations, a suspension of the Environmental Protection Agency?s efforts to regulate carbon emissions, more power over the regulatory process in general, reform of the federal employee retirement program, an overhaul of the Dodd-Frank financial regulations, more power over the Consumer Financial Protection Bureau?s budget, repeal of the Social Services Block Grant, more means-testing in Medicare, repeal of the Public Health trust fund, and more.

This is one of the best places if you?re looking for cheap clothes. Platinum Mall is a mall located around Pratunam, which in itself is another mega shopping area with tons of stalls opening up at night.

Platinum Mall is packed with people in search for good deals on clothing. A lot of locals come here to purchase work clothes and accessories. What?s special about Platinum Mall is the mall contains clothing for plus sized and petite individuals so nobody feels left out. Men can get their suits tailored here and women and buy a myriad of clothes for work. However, keep in mind that Platinum Mall has a strict ?No Fitting? rule. You can?t try on the clothes before you buy them but you can return them if they don?t fit.

The accessories section is located on the fourth and fifth floor of the building which range from gold plated, silver plated to cooper carved accessories. One of the key points about Platinum Mall is that things have to be bought in bulk to receive a discounted price. Sellers would not settle on discounting one particular item but rather, discount it as a whole.

Premiums unveiled for health overhaul plans

WASHINGTON (AP) ? With new health insurance markets launching next week, the Obama administration is unveiling premiums and plan choices for 36 states where the federal government is taking the lead to cover uninsured residents.

Before tax credits that work like an upfront discount for most consumers, sticker-price premiums for a mid-range benchmark plan will average $328 a month nationally for an individual, comparable to payments for a new car.

The overview of premiums and plan choices, released Wednesday by Health and Human Services Secretary Kathleen Sebelius, comes as the White House swings into full campaign mode to promote the benefits of the Affordable Care Act to a skeptical public. Congressional Republicans, meanwhile, refuse to abandon their quest to derail "Obamacare" and flirt with a government shutdown to force the issue.

Sebelius stressed the positive in a preview call with reporters. Consumers will be able to choose from an average of 53 plan options when the new markets open Oct. 1 for people who don't have health care on the job.

"For millions of Americans, these new options will finally make health insurance work within their budgets," she said.

A report by her department estimated that about 95 percent of consumers will have two or more insurers to choose from. And the administration says premiums will generally be lower than what congressional budget experts estimated when the legislation was being debated. About one-fourth of the insurers participating are new to the individual coverage market, a sign that could be good for competition.

But averages can be misleading. When it comes to the new health care law, individuals can get dramatically different results based on their particular circumstances.

Where you live, the plan you pick, family size, age, tax credits based on your income, and even tobacco use will all impact the bottom line. All those variables could make the system hard to navigate.

For example, the average individual premium for a benchmark policy known as the "second-lowest cost silver plan" ranges from a low of $192 in Minnesota to a high of $516 in Wyoming. That's the sticker price, before tax credits.

In the three states with the highest uninsured population, the benchmark plan will average $373 in California, $305 in Texas, and $328 in Florida. Differences between states can be due to the number of insurers competing and other factors.

"One surprise is Texas," said Larry Levitt of the Kaiser Family Foundation. "That is a state that has put up roadblocks to implementation, but the premiums there are below average."

The second-lowest-cost silver plan is important because tax credits are keyed to its cost in local areas.

But consumers don't have to take silver. They can pick from four levels of coverage, from bronze to platinum. All the plans cover the same benefits and cap annual out-of-pocket expenses at $6,350 for an individual, $12,700 for families.

The big difference is cost sharing through annual deductibles and copayments. Bronze covers 60 percent of expected costs; silver, 70 percent, on up to platinum at 90 percent. Bronze plans have the lowest premiums and the highest cost sharing.

The administration report found that factoring in tax credits, a 27-year-old making $25,000 a year would see the premium for the benchmark silver plan drop to $145 in nearly every state. But if that hypothetical young adult used the tax credit to buy the cheapest bronze plan, he or she could cut the monthly premium to $74 in the Dallas-Fort Worth area, $102 in Orlando, and $119 in Pittsburgh.

For a family of four making $50,000, the tax credit would cut the monthly premium for the benchmark silver plan to $282. But if the family used its tax credit to buy the cheapest bronze plan, the premium would be $26 a month in Dallas-Fort Worth, $126 in Orlando, and $209 in Pittsburgh.

In the Washington, D.C., metro area, the hypothetical family could find a zero-premium bronze plan, while the lowest an individual could get after applying their tax credit would be $66.

Such differences are sure to leave many people scratching their heads. Officials said they're due to complicated interactions between the tax credits and insurance company pricing strategies in dynamic markets.

Another outside analyst said the administration analysis of premiums is consistent with what the 14 states running their own insurance markets have reported.

But Dan Mendelson, president of the market analysis firm Avalere Health, said the focus on premiums is too narrow. "The analysis doesn't account for cost sharing," Mendelson said. "This is a limitation." To get an idea of the true cost of coverage, consumers have to add up premiums and their expected out-of-pocket costs.

"Consumers are going to need to shop," Mendelson added. "Sometimes a silver offering doesn't cost much more than a bronze."

He added two other caveats: Be ready for significant cost sharing, and check carefully that your doctors and nearby hospitals are in the plan's network.

Starting Jan. 1, virtually all Americans will be required to carry health insurance or face fines. At the same time, the health care law will prohibit insurance companies from turning away people in poor health, or charging them more. And it will limit what insurers can charge their oldest customers.

Experts say the plans under the health care law are not comparable to what's currently sold on the individual health insurance markets, because the coverage is broader and the financial protection for policyholders is more robust.

Obama is directly engaging in the promotional campaign for the health care law. Tuesday, he and former President Bill Clinton talked health care during a session sponsored by Clinton's foundation. And Obama is planning a speech on the law on Thursday.

In response to the administration's premium and plan-choice information, a spokesman for Senate Republican leader Mitch McConnell, R-Ky., said that premiums that are "lower than projected" are not the same as "lower than they are now."

"The White House is making every effort possible to spin the bad news that seems to come every day, but the American people know that even this rosy scenario is not what they were promised when Democrats were ramming this bill through Congress on a party-line vote," McConnell spokesman Don Stewart said in a statement.

Sony's Gaikai service may stream games to TVs, PCs, mobile devices

Playstation game streaming service Gaikai may eventually alllow users access to content on devices outside of Sony's gaming hardware, such as smartphones, tablets, computers and televisions.

Speaking in a Dengeki Online interview translated by DualShockers, Sony Computer Entertainment's president Shuhei Yoshida explained that the company's ultimate goal is to provide consumers the ability to play Playstation games across all devices.

"We previously spoke about PlayStation going from hardware to something closer to a service, regardless of the device," Yoshida said.

"Speaking of the ultimate goal, we would like to deliver PlayStation games to all devices. So we're considering various things like PC, TVs, Blu-ray players, smartphones and tablets. We hope to continue to expand not only to Sony devices, but even to devices other than Sony's."

Yoshida added that it's unclear how the service would be properly implemented on some of the aforementioned devices, noting that the potential expansion is "still being studied."

Iran hails military achievements

Iran marked the 33rd anniversary of the Iran-Iraq war Sunday with President Hassan Rouhani saying that military achievements were serving as the deterrent tools at the hands of Iranian authorities.

The country's armed forces, the Islamic Revolution Guards Corps (IRGC) and the Basij militia voluntary forces, took part in the large-scale military parade to display the country's military power at the ceremony, Xinhua reported.

Iran's ballistic missiles, solid-fuel Sajjil missiles and other medium and short-range missiles, as well as electronic warfare equipment, were showcased during the parade.

The Iran-Iraq war, lasting from September 1980-August 1988, ended at a great cost of lives and economic damage to the two countries. Half a million Iraqi and Iranian soldiers as well as civilians are believed to have died in the war.

Addressing the ceremony, Rouhani said the military might of Iran is used as deterring tools and his country will respond firmly to any aggression.

"The Islamic republic and its armed forces are not a threat to the neighbours," he said, adding that those who violated the international regulations and compiled chemical and nuclear weapons are threats to the region.

You hear "new iPhone" and you look up, a glint in your eye. You stare down at your phone, whether it's three years old or three months new, and you're like, "I should get the new one!" Stop. Yes, there are plenty of reasons to buy a new iPhone. But just the fact that there is a new iPhone is not one of them. Here we go...

Is your old iPhone more than two years old, or otherwise out of contract?

If yes, then you're the prime candidate for getting a new iPhone, because a) you already have an iPhone and b) you're due to upgrade, if for no other reason than to get a new phone for all the phone money you fork over to your carrier every month. Do you think all of that bill goes toward your wireless plan? Heck no, you are paying for hardware and they cash the check whether you upgrade or not.

Do you have a more recently purchased 4S or iPhone 5?

Yes? Then you probably don't need a new iPhone. Perhaps the biggest new advantage is the radically revamped operating system, iOS 7, but guess what? You can put it on your older phone, too. So most of the cool functionality you may be seeing in ads or iPhone reviews can be yours for the low price of nothing at all ? just update your phone by going to Settings -> General -> Software Update.

The only justifications for you to upgrade from an iPhone 5 to an iPhone 5S are: 1) marginally cooler photographs and video, 2) marginally better gaming and 3) marginally tighter security. There's no credible reason to upgrade from an iPhone 5 to a 5C.

Did you want a phone with a larger screen?

Let's face it, the biggest bummer about the new iPhones is that they still have a 4-inch screen, at a time when every other phone in their price class has a screen that's at least 4.5 inches diagonal, most with HD screens to match. (The iPhone 5S screen is a beauty but it is not "HD," as it measures 1,136 -by-640. HD starts at 1,280-by-720.) If you want a bigger screen, look to the Android phones. That or wait a year, because Apple will likely super-size the iPhone 6.

Are you tired of being left out of the smartphone fun?

This year, Apple rolled out a slightly more affordable (don't say "cheap" cuz it's not) iPhone, the 5C. As an added bonus, it comes in five bright candy colors. If you're itching to get in on the smartphone thing that everybody keeps talking about, it's a good entry level option, especially if you buy it at Walmart or Target, where it costs $80 with a two-year contract. (If you switch to Sprint, or sign up for a pay-as-you-go plan from T-Mobile, you can get it for $0 up front.)

Are you tired of iPhones?

There, I said it. You may be tired of the iPhones you've been buying every year or two since they first came out. Well, there's good news anywhere you look. For starters, update your newest iPhone to iOS 7.

In many ways, the new firmware brings iOS up to par with Android in features, but it has a shiny look and smooth operation that you'd expect from Apple. If that doesn't work for you (and give it a chance, because it's definitely breathing new life into my iPhone 5), then there are plenty of Android options available ? and even a Windows Phone or two for the daring (or Nokia faithful).

What other phones are out there besides the iPhone 5S and 5C? Start with the Moto X and the HTC One, and also have a look at the Galaxy S4 (we recommend the Google Play edition, if you're on AT&T or T-Mobile), the Droid Ultra (Verizon only) and the LG G2. On the Windows side, the most unusual and promising device is the Nokia Lumia 1020 (AT&T only), but if that's too much for you, look at the 920 on AT&T and the 928 on Verizon. They're all in the same price class, and would be quite a change from iPhone if that's what you're looking for.

Starbucks boss wades into gun debate

Starbucks chief executive Howard Schultz is asking customers not to bring their guns into the stores but says he is not banning them.

In an open letter to customers posted on the Starbucks website late Tuesday, Schultz explained the company had been "thrust unwillingly" into the middle of the gun debate, after gun rights group announced plans for a "Starbucks Appreciation Day" to recognize the Seattle-based chain's policy of allowing gun owners to bring in their weapons where permitted by state law.

"That?s why I am writing today with a respectful request that customers no longer bring firearms into our stores or outdoor seating areas," Schultz explained. "From the beginning, our vision at Starbucks has been to create a 'third place' between home and work where people can come together to enjoy the peace and pleasure of coffee and community. Our values have always centered on building community rather than dividing people, and our stores exist to give every customer a safe and comfortable respite from the concerns of daily life."

He continued:

Pro-gun activists have used our stores as a political stage for media events misleadingly called ?Starbucks Appreciation Days? that disingenuously portray Starbucks as a champion of ?open carry.? To be clear: we do not want these events in our stores. Some anti-gun activists have also played a role in ratcheting up the rhetoric and friction, including soliciting and confronting our customers and partners.
But Schultz said customers who ignore his request to leave their guns at home would not be asked to leave.

This is a request and not an outright ban. Why? Because we want to give responsible gun owners the chance to respect our request ? and also because enforcing a ban would potentially require our partners to confront armed customers, and that is not a role I am comfortable asking Starbucks partners to take on.

Schultz added:

For those who champion ?open carry,? please respect that Starbucks stores are places where everyone should feel relaxed and comfortable. The presence of a weapon in our stores is unsettling and upsetting for many of our customers.

The company said it plans to buy ad space to publish the letter on Thursday in The New York Times, Wall Street Journal, Washington Post and USA Today.

In an interview with CNN, Schultz said the company is "not pro- or anti-gun."

"We've seen advocates on both sides of this debate use Starbucks as a staging ground," Schultz said.

This is not the first time the Starbucks CEO has found himself in the middle of a frothy sociopolitical debate. Schultz was a vocal supporter of gay marriage rights, banned smoking within 25 feet of the chain's stores and, in 2011, encouraged fellow business owners to ?withhold political campaign contributions until a transparent, comprehensive, bipartisan debt-and-deficit package is reached.?

But the latest letter, coming a day after the deadly Navy Yard shootings, will certainly open Starbucks up to even more critics.

"I know there will be criticism of the company and me personally," Schultz said. "We've tried to be as empathetic and as sensitive as possible.

"I don't think this is about Howard Schultz," he added. "This is about Starbucks Coffee Company, our customers, and whether I am or am not a gun owner is not the issue."

Below, Schultz's full letter:

Dear Fellow Americans,

Few topics in America generate a more polarized and emotional debate than guns. In recent months, Starbucks stores and our partners (employees) who work in our stores have been thrust unwillingly into the middle of this debate. That?s why I am writing today with a respectful request that customers no longer bring firearms into our stores or outdoor seating areas.

From the beginning, our vision at Starbucks has been to create a ?third place? between home and work where people can come together to enjoy the peace and pleasure of coffee and community. Our values have always centered on building community rather than dividing people, and our stores exist to give every customer a safe and comfortable respite from the concerns of daily life.

We appreciate that there is a highly sensitive balance of rights and responsibilities surrounding America?s gun laws, and we recognize the deep passion for and against the ?open carry? laws adopted by many states. (In the United States, ?open carry? is the term used for openly carrying a firearm in public.) For years we have listened carefully to input from our customers, partners, community leaders and voices on both sides of this complicated, highly charged issue.

Our company?s longstanding approach to ?open carry? has been to follow local laws: we permit it in states where allowed and we prohibit it in states where these laws don?t exist. We have chosen this approach because we believe our store partners should not be put in the uncomfortable position of requiring customers to disarm or leave our stores. We believe that gun policy should be addressed by government and law enforcement ? not by Starbucks and our store partners.

Recently, however, we?ve seen the ?open carry? debate become increasingly uncivil and, in some cases, even threatening. Pro-gun activists have used our stores as a political stage for media events misleadingly called ?Starbucks Appreciation Days? that disingenuously portray Starbucks as a champion of ?open carry.? To be clear: we do not want these events in our stores. Some anti-gun activists have also played a role in ratcheting up the rhetoric and friction, including soliciting and confronting our customers and partners.

For these reasons, today we are respectfully requesting that customers no longer bring firearms into our stores or outdoor seating areas ? even in states where ?open carry? is permitted ? unless they are authorized law enforcement personnel.

I would like to clarify two points. First, this is a request and not an outright ban. Why? Because we want to give responsible gun owners the chance to respect our request ? and also because enforcing a ban would potentially require our partners to confront armed customers, and that is not a role I am comfortable asking Starbucks partners to take on. Second, we know we cannot satisfy everyone. For those who oppose ?open carry,? we believe the legislative and policy-making process is the proper arena for this debate, not our stores. For those who champion ?open carry,? please respect that Starbucks stores are places where everyone should feel relaxed and comfortable. The presence of a weapon in our stores is unsettling and upsetting for many of our customers.

I am proud of our country and our heritage of civil discourse and debate. It is in this spirit that we make today?s request. Whatever your view, I encourage you to be responsible and respectful of each other as citizens and neighbors.

iPhone 5c up for pre-orders in nine countries including US, UK and China

Apple has now made pre-orders for iPhone 5c live on its online stores in the nine countries which are part of the first phase of the phone's release.

iPhone 5c is now up for pre-orders in the US, UK, Australia, Canada, France, Germany, Japan, Singapore and China. It's worth pointing out that it's the first time that China is in the first batch of countries getting the iPhone.

iPhone 5c is also available for pre-order on websites of carriers that have tied-up with Apple in the above mentioned countries. It's also the first time that the iPhone will be available through Japanese carrier NTTDocomo.

Customers who pre-order the phone will receive it on September 20th or later, the date the iPhone 5c will go on general sale alongside the iPhone 5s.

The iPhone 5c is available in five colours including White, Red, Yellow, Blue and Green, and in two storage variants, 16GB and 32GB. While the 16GB version of the carrier-unlocked iPhone is priced at $549 (approx. Rs. 35,000) the 32GB variant costs $649 (approx. Rs. 41,386).

Apple had announced two new iPhones at a special event on Tuesday.? The iPhone 5c sports a brand new hard-coated polycarbonate casing but features almost the same internals as the iPhone 5, including the same A6 chip, 4-inch Retina display with a resolution of 640x1136 pixels and an 8-megapixel rear camera. However, it comes with a bigger battery, a better front-facing camera and enhanced 4G/ LTE support.

Apple had also announced the iPhone 5s, which comes with a number of improvements including a new A7 chip that supports 64-bit computing, a faster graphics processor, M7 co-processor for tracking data from the different sensors of the phone, a fingerprint scanner on its Home button, and a much improved camera with support for a burst mode and slow motion
video capture, in addition to a dual-LED flash.

Both iPhone 5c and iPhone 5s will ship with iOS 7, the latest version of Apple's mobile operating system.

Obama pays tribute to the fallen of Sept. 11, 2001

WASHINGTON (AP) ? For President Barack Obama, the prospect of more U.S. military action in the Middle East hung over his observance Wednesday of the Sept. 11 attacks that occurred a dozen years ago.

While Obama made no direct mention of the crisis in Syria, he vowed to "defend our nation" against the threats that endure, even though they may be different than the ones facing the country during the 2001 attacks.

"Let us have the wisdom to know that while force is sometimes necessary, force alone cannot build the world we seek," Obama said during a ceremony at the Pentagon.

The president spoke the morning after an address to the nation where he defended a possible military strike on Syria in retaliation for a deadly chemical weapons attack. But he expressed some hope that a diplomatic solution might emerge that would keep the U.S. from having to launch a strike.

Among those gathered at the Pentagon Wednesday where family members of those killed on Sept. 11, 2001. Many wore red, white, and blue striped ribbons and some cried as the president spoke.

"Our hearts still ache for the futures snatched away, the lives that might have been," Obama said.

The morning was sunny as it was a dozen years ago at the time of the attack, but the temperature was hotter and climbing toward a high in the 90s. A few in the crowd were treated for effects of the heat by military medics, and the president wiped his face with a handkerchief as he spoke.

The president also paid tribute to the four Americans killed one year ago in an attack on a U.S. compound in Benghazi, Libya, asking the country to pray for those who "serve in dangerous posts" even after more than a decade of war.

In a commemorative event at the Justice Department, Attorney General Eric Holder called on an audience of several hundred employees to remember "the nearly 3,000 innocent people whose lives were lost" and to pay tribute to the 72 law enforcement officers who were killed trying to save others.

Obama opened the day with a somber remembrance at the White House. The searing memory of death and destruction brought him to the South Lawn for a moment of silence and reflection a dozen years after terrorists emblazoned this date indelibly in people's minds, hearts and calendars as "9/11."

Along with first lady Michelle Obama, Vice President Joe Biden and wife Jill Biden, the president walked out of the White House to the lawn at 8:46 a.m., EDT ? the moment on Sept. 11, 2001, when the first plane hit the World Trade Center tower in New York.

Obama and staff assembled there with him bowed their heads to observe a moment of silence, and then listened as a bugler played "Taps."

The president also planned to mark the anniversary by participating in a volunteer project Wednesday afternoon.

Astronauts back on Earth from ISS

Three astronauts returned to Earth Wednesday on board a Russian Soyuz capsule after a half-year mission on the International Space Station (ISS), landing in Kazakhstan, mission control in Moscow announced.

Russians Pavel Vinogradov and Alexander Misurkin landed on schedule at 8:58 am Kazakh time (0258 GMT) in the Kazakh steppe, along with American Chris Cassidy.

A live feed on Russian mission control's website showed rescuers extracting the three astronauts who were helped into chairs in the long grass of the steppe on a bright sunny morning.

"Everything went well, very smoothly," said Vinogradov, smiling as rescuers sponged his face.

"Pavel (Vinogradov) was leading us the whole way. It was just a memorable flight," said Cassidy, shaking hands with Vinogradov.

Vinogradov, 60, had been commander of the ISS with flight engineers Cassidy, 43, and Misurkin, 35. The group took off from Kazakhstan's Baikonur cosmodrome on March 29 and their mission lasted 167 days.

"The Soyuz TMA-08M capsule landed southeast of the town of Jezkazgan at 06:58 Moscow time. The landing went as planned," the Russian space agency said in a statement on its website.

Cassidy took part in a dramatic spacewalk in May with another NASA astronaut, Tom Marshburn. They managed to halt an ammonia leak to the station's power system that affected the US segment of the orbiting laboratory.

The three men were the first to take an express trip to the ISS in March, taking just under six hours instead of the usual two days to orbit and dock.

Under a new technique now employed by the Russian space agency, the Soyuz capsule only orbited Earth four times before docking at the ISS, instead of orbiting the Earth 30 times.

Misurkin was making his debut space flight, while Vinogradov was on his third space mission and Cassidy on his second.

Now left in the ISS are Russian commander Fyodor Yurchikhin and his flight engineers, Italian astronaut Luca Parmitano and Karen Nyberg of NASA.

In late September, they will be joined by American Michael Hopkins and Oleg Kotov and Sergei Ryazansky of Russia.

Opinion: Miami Hurricanes just a small blip on Florida Gators? radar

We don?t like you, Miami Hurricanes. Really. But we hate so many other people so much more. To the great Gator Nation, you?re sort of like the palmetto bugs scurrying around the kitchen floor after dark: When you force us to acknowledge your presence, we reach for the nearest heavy object to squash you. But we?re really more worried about the tornado (in the form of Nick Saban) blowing off the roof.

There are reasons our favorite jokes don?t involve the Miami River but the St. John?s (which flows north because Georgia sucks). There?s only so much hostility to go around. We play in the Southeastern Conference, where teams have traditionally loathed each other since Biblical times (Judas, I have it on good authority, wore a Herschel Walker jersey).

There are other factors, too: The beloved Ol? Ball Coach who helped us win our first national championship now competes against us in the same division! Teams from Mississippi actually beat us once in awhile! Auburn always gets all the calls! Every other year, we must venture into Baton Rouge on a dark Saturday night to play in front of drunken lunatics led by a man who eats grass. Every other year, we are forced to gaze upon the horror of Tennessee?s fluorescent orange uniforms and absurd checkerboard end zones (admittedly a small price to pay for beating Peyton Manning four years in a row).

Saban?s deal with Lucifer prevents any other teams from winning the conference championship, so we don?t even have that to look forward to anymore. And now that Johnny Football has joined the gang, we have to start hating him, too. Playing in the SEC is akin to stewing in an ever-boiling cauldron of bile, and we have more than enough ingredients to keep our relationships hostile for centuries ? or until one of us wins the national championship again, at which point we all hold hands, chant ?SEC!? and howl with laughter at the idea that anybody else ever had a shot.

Yes, we know you?re still mad about something called the Gator Flop that happened in the 1800s. And we?re getting a little sick of the Aaron Hernandez jokes and the way every time one of your quarterbacks completes a pass for 20-plus yards you start shouting about the Heisman and how you believe your team requires ?swagger? more than a decent pass rush.

So we do enjoy your suffering. We think it?s hilarious that you have to play in someone else?s stadium and that the NCAA is still trying to come up with ways to punish you for Nevin Shapiro, even though the players involved with him are now officially eligible to collect Social Security. And in our hearts, though many of us cheer for the Miami Dolphins, we rejoiced and sang ?Hallelujah!? when Tim Tebow beat the Fins in OT, back when he still had an NFL job.

But we don?t need another instate rival, even one that is fond of calling us hillbillies (we?re from Fort Lauderdale and Tampa and Orlando, not Arkansas or Kentucky).

We have Florida State, whose fans are capable of producing the most annoying sound known to mankind, which happily can be reversed on them in a crude manner should they start losing. We know you hate them too, but we actually appreciate all those wide rights over the years. After all, the enemy of my enemy might not exactly be my friend, but I don?t have time to wish him ill 24/7.

Maybe if our teams could play every year ? and make no mistake, we lovers of the orange and blue would prefer that over grappling with Missouri, which I am pretty sure is not even in the South ? we could work up a good head of steam and despise you in the way you deserve. But for now, swagger or not, you?re way down the list. So thank us for helping you sell out a game for a change, and let?s play.
